Moving into a new estate? A handover-day plan for the South West

Moving into a new estate? A handover-day plan for the South West

The South West is where Sydney is building, and a lot of our moves are people stepping into their first brand-new home in estates like Edmondson Park, Middleton Grange, Prestons and Carnes Hill. A new-estate move has its own rhythm — and one wildcard that catches first-time movers out. Here is how to plan around it.

The handover date is a moving target

If you have built or bought off the plan, your move hinges on the builder’s handover date, and handover dates slip. A week here, a few days there — it is normal, not a sign something has gone wrong. The trouble is that a removalist booked for a fixed day does not care about your builder’s schedule, so a slipped handover can leave you paying for a truck on a day you cannot get the keys.

Two things keep this from becoming a problem:

  • Book with a little flexibility and tell us early. The more notice we have, the easier it is to shuffle your slot if the date moves.
  • Have storage ready as a backup. If the handover slips past your current lease or settlement, a short stint in secure storage bridges the gap. Ask us to quote the move-store-move together — it is usually cheaper than a rushed same-day move with two trucks.

New-estate access is easy — until handover day

The good news: brand-new estates are some of the easiest places to park a truck. The front yards are still bare dirt, the kerbs are fresh, and there is no mature landscaping narrowing the carry. The truck pulls up close and the load comes straight out.

The catch is the calendar. Handover days cluster — a whole street of new owners often takes the keys in the same window — so you can end up sharing a fresh, narrow road with other people’s removalists, a few tradies finishing off, and a couple of delivery trucks for new furniture. An early slot beats the rush and keeps your move clean.

It is still a big move — size the truck

It is easy to assume a brand-new home means a light move, but the volume is the same as any four-bedroom house, and the garage fills fast even in the first months. So size the truck to the real load from day one. Our Truck Fit tool is built for exactly this — tell it the home, the garage and the shed, and it gives you an indicative truck, crew and price to start from.

A simple handover-day checklist

  • Confirm the handover the week before, and again the day before.
  • Keep your move slot flexible and let us know the moment the date firms up.
  • Line up short-term storage as a backup if your dates do not overlap cleanly.
  • Book an early start to beat the handover-day traffic on the new streets.
  • Have the essentials box (kettle, chargers, bedding, tools) packed last and unloaded first.

Common questions

What if my builder handover date moves?

It often does. Keep your move date a little flexible, tell your removalist early, and have short-term storage ready as a backup so you are not paying for a truck on a day the keys are not available.

Is access easy in the new South West estates?

Generally very — bare front yards and fresh kerbs make parking the truck close easy. The catch is handover days, when several movers and tradies are on the same new street, so an early slot runs smoother.

Should I move everything on settlement day?

Not always. If your handover and your current lease or sale do not line up, a move-store-move (into storage, then out when the new place is ready) is often cheaper and far less stressful than a frantic same-day move.
