A new-estate move has its own rhythm — and one wildcard that catches first-time movers out. Here is how to plan around it.

The handover date is a moving target

If you have built or bought off the plan, your move hinges on the builder’s handover date, and handover dates slip. A week here, a few days there — it is normal, not a sign something has gone wrong. The trouble is that a removalist booked for a fixed day does not care about your builder’s schedule, so a slipped handover can leave you paying for a truck on a day you cannot get the keys.

Two things keep this from becoming a problem:

• Book with a little flexibility and tell us early. The more notice we have, the easier it is to shuffle your slot if the date moves.

New-estate access is easy — until handover day

The good news: brand-new estates are some of the easiest places to park a truck. The front yards are still bare dirt, the kerbs are fresh, and there is no mature landscaping narrowing the carry. The truck pulls up close and the load comes straight out.

The catch is the calendar. Handover days cluster — a whole street of new owners often takes the keys in the same window — so you can end up sharing a fresh, narrow road with other people’s removalists, a few tradies finishing off, and a couple of delivery trucks for new furniture. An early slot beats the rush and keeps your move clean.
